A glossary of short-term rental terms

The terms that come up in every conversation between an owner and a conciergerie, defined plainly.

ADR and RevPAR

ADR (Average Daily Rate): the average price per night sold — accommodation revenue divided by nights sold; it says nothing about occupancy. RevPAR (Revenue Per Available Room): revenue per available night, that is ADR multiplied by occupancy. It is the metric that matters, because it captures both price and fill.

Occupancy and the management mandate

Occupancy: nights sold as a share of nights available; dates the owner blocks for personal use do not count as available. Management mandate: the written contract by which an owner hands over rental operation, setting out scope, commission, duration and notice period.

Conciergerie, PMS and channel manager

Conciergerie: the provider running daily operation — listings, pricing, guests, housekeeping, linen, maintenance, reporting. PMS (Property Management System): the central software holding bookings, messaging, rates and job scheduling; we run one across our entire portfolio. Channel manager: the module synchronising calendars and rates across platforms, preventing double bookings.

Guest police form and tourist tax

Guest police form: the mandatory identity declaration for every guest hosted, transmitted to the local authorities on arrival. Tourist tax: a municipal tax due per night and per person, collected from the guest and remitted to the municipality.
