The right question is not "what does the commission cost" but "what is my net income either way". On a typical Tangier apartment, delegated management stays ahead as soon as the occupancy gap exceeds ten points.

Take a two-bedroom in Malabata. Self-managed: 600 MAD a night at 52% occupancy, roughly 9,500 MAD gross a month. Under management: 740 MAD a night at 68% occupancy, roughly 15,300 MAD gross, less 35% commission — 9,900 MAD net, and without the 20 to 30 hours of monthly work.

When self-management still wins

If you live locally, have spare time, only let a few weeks a year and are happy answering messages late at night, self-management is perfectly rational. The maths flips as soon as you live abroad or the property has to run all year.

The line nobody quantifies: wear. A team photographing every departure spots damage within hours, while a platform claim is still possible. A remote owner finds out three weeks later, when it is too late.
