Furnished, equipped, profitable: the fit-out checklist

A rental-ready property in Tangier needs five things before anything else: a genuinely good bed, reliable air conditioning or heating, fibre wifi, blackout curtains, and a kitchen that works. Everything after that is optimisation.

The five non-negotiables

A new mattress with two pillow options per bed — the single most reviewed item in short-term rental. Air conditioning that also heats, because Tangier winters are damp. Fibre wifi, with a speed test screenshot in the listing. Blackout curtains in every bedroom. A kitchen with a working hob, oven or microwave, kettle and crockery for maximum occupancy plus two.

What raises the nightly rate

Four items consistently justify a higher price in our portfolio: a proper desk with a chair for remote workers, a washing machine, a rooftop or balcony that is actually furnished, and a lockable luggage cupboard for late departures. None is expensive; all of them appear in reviews.

What guests complain about

Thin towels, no bedside lighting, weak shower pressure and not enough hangers. These four generate more negative reviews than any structural issue, and all four are fixable for a few hundred dirhams.

Linen and budget

Buy three sets per bed: one on the bed, one in the cupboard, one in the wash — white only, so everything can be bleached and replaced piece by piece.
